  • How much is the application fee?

    The application fee is $35 and covers a background check, credit check and criminal background.

  • Who is required to fill out an application?

    Each person 18 yrs and older that will be living on property is required to fill out a separate application.

  • What payment types do you accept?

    At move in we require certified funds for rent and deposit. After your initial payment, you will have access to a tenant portal to pay online with a credit/debit card or by echeck. You can also pay in office with cash, check or money order.

  • Do you allow pets?

    Most of our properties are pet friendly. There are pet fees and a monthly pet fee per pet. Those fees may vary per owner/property.

  • How long is the lease term?

    Our standard lease term is 12 months, some exceptions may occur for additional fees.

  • When is my rent due?

    Rent is due on the 1st of every month and considered late and subject to late fees after 5pm on the 5th of every month.

  • What are tenants repsponsible for maintaining?

    All tenants are responsible for keeping the exterior of their unit clear of trash & debris. Changing of air filters at least every 60days. Changing batterires in the thermostat and smoke detectors 

     All single family units the tenants are responsible for lawn care.

    Unless otherwise specified in the lease tenats are responsible for pest control.

  • What is required at moveout?

    We require a 30 day written notice or portal entry of moveout. 

    When you have completely vacated the unit you must return keys to the office.

    A moveout inspection will be done by your property manager to determine if you qualify for your deposit to be returned to you fully or in part.
